Im Durchschnitt gibt der Deutsche bei 8,13 Euro Nettokaltmiete pro Quadratmeter rund 600 Euro monatlich, inklusive Nebenkosten, für Wohnen aus. Setzt man diese Zahl ins Verhältnis zum mittleren Einkommen (47 % der Bevölkerung) entspricht dies bereits knapp 40 % des verfügbaren Einkommens. In der einkommensschwachen Mitte (16 %) und der einkommensarmen Schicht beträgt der Anteil der Miete sogar über 50 % (Quelle: Statistisches Bundesamt). Die Schaffung und langfristige Bereitstellung bezahlbaren Wohnraums ist daher unsere zentrale gesellschaftliche und soziale Zukunftsaufgabe.
Eine positive Werteentwicklung, die Mietern und Investoren einen Mehrwert bringt, lässt sich also nur durch eines realisieren: eine langfristige und konsequente Strategie. Und diese muss die Bedürfnisse aller Beteiligten berücksichtigen. Deshalb investieren wir maßvoll in Bestand und verzichten bewusst auf Luxusmodernisierungen. So gehen wir sicher, dass das Geld unserer Mieter sinnvoll genutzt wird. Kurz: Die Lebensdauer der Immobilen wird erhöht und gleichzeitig verbessert sich die Wohnqualität der Mieter – ohne dass die Mieten explodieren.
